The CMMS, Methods & ReliabilityEngineering Lead will drive maintenance excellence across the EMEA estate byowning the end-to-end integrity of the Computerized Maintenance ManagementSystem (CMMS), standardizing maintenance methods and job plans, establishing arobust governance and KPI reporting framework, and embeddingreliability-centered thinking across all hard service trades. The post-holder will work closely with the Operations Director andtrade team leads and will be the key interface between operational delivery anddata-driven performance management. This is a high-impact, highly visible rolerequiring both technical depth and the ability to influence and engage adiverse, multilingual team. Key Responsibilities Analyze CMMS failure history to establish MTBF (Mean Time BetweenFailures) and MTTR (Mean Time To Repair) trends, and drive improvementprogrammed Champion the transition from reactive to predictive andcondition-based maintenance, working with specialist vendors to introducemonitoring technologies where appropriate Develop an asset lifecycle plan aligned to the contract lifecycle,supporting investment prioritization and capital expenditure planning Produce reliability reports and failure trend analysis for seniorleadership and client presentations, * Own all CMMS (Si7 & Service Channel) configuration, dataintegrity, and system governance across the CDG estate * Define and maintain a robust Work Order (WO) lifecycle framework,from creation, assignment and execution through to close-out, documentation andaudit trail * Establish and enforce coding standards, asset hierarchies, failurecodes, and priority classifications in the CMMS * Lead the Zero Overdue (Zero OD) initiative: drive backlogreduction across all trades through data visibility, escalation protocols, andprocess discipline * Liaise with service trade leads and vendor counterparts to ensureWO accuracy, compliance, and timely completion of mandatory inspection records * Develop CMMS user training materials and conduct onboarding fornew technical and administrative team members * Manage the interface between CMMS data and client reporting,ensuring real-time accuracy and auditability 2 · Method Engineering& Standardization * Develop, maintain, and continuously improve a library ofstandardized Preventive Maintenance (PM) task lists and Job Plans coveringElectrical, HVAC, Plumbing, Fire Safety, Elevators, Fluids, and Automated Doors * Define maintenance method statements, standard operatingprocedures (SOPs), and safe systems of work aligned to regulatory, OEM, andcontractual requirements * Optimize PM frequencies and task scopes based on assetcriticality, failure history, and regulatory mandates, balancing cost,compliance and risk * Ensure all job plans incorporate clear resource requirements,spare parts consumption, permit-to-work (PTW) linkages, and time estimates * Support the Technical Director in reviewing and approving newmaintenance procedures ahead of CMMS integration 3 · Governance &Performance Reporting * Design and maintain the site's KPI reporting framework, coveringplanned vs reactive maintenance ratios, SLA compliance, backlog ageing, WOcompletion rates and first-time fix rates * Produce accurate, insightful weekly, monthly, and quarterlyperformance reports for internal CBRE leadership and the FedEx client. * Manage visual management dashboards (Vantage) to surfaceoperational performance in real time * Own the due-date extension and escalation governance process,ensuring timely, transparent communication with the client on overdue mandatoryinspections * Track and report on regulatory compliance documentation for allstatutory inspections (fire safety, HVAC, electrical, elevators, pressurevessels) within Si7 * Support the Operations Director in preparing content for clientQBRs and Quarterly Business Reviews, including trend analysis and correctiveaction tracking * Establish a continuous improvement governance cycle, identifyingsystemic failures, root causes, and improvement actions, and tracking theirimplementation to closure ## Related Videos -
