Multiple shifts depending on availability with days rotating to include some weekends. hours to be discussed with supervisor. Purpose Provide journey level technical skills associated with monitoring the campus wide Building Automation System (BAS) from a central campus control room. Evaluate the BAS alarms and determine a response and resolution. This position also serves as the after-hours call center for all campus maintenance issues and provides emergency dispatch of personnel. Responsibilities * Monitors the campus Building Automation System (BAS) for proper operation of building mechanical systems and respond to alarm conditions. * Analyzes computer generated and phoned-in facility related problems, prioritizes and coordinates proper responses. * Handles normal and emergency phone calls as the after-hours call center. Dispatches technicians as needed. On occasion will need to be able to respond to crisis situations. Creates accurate and informative work orders. * Provides timely and courteous customer service, keeps supervisors up to date on daily work order status to ensure clear, concise, and necessary communication channels are maintained and customer expectations are met. Works in a professional manner. Communicates effectively with customers to understand their needs and expectations. Run reports and maintain historical logs. * Performs work independently from written or verbal instructions and in accordance with established operating procedures to complete tasks in a timely manner. * Analyzes operating difficulties with building systems using troubleshooting and diagnostic techniques to identify equipment related issues. * Monitors the campus Fire Prevention System for maintenance-related alarms., * This position and associated job duties have been designated as essential during extraordinary and emergency situations when the university is closed. Essential personnel must maintain contact with their supervisor and report to work as regularly scheduled unless directed otherwise. * Required to operate an electronic device such as an iPhone, iPad, or laptop/desktop computer to perform and fulfill time reporting and work management requirements. Work management requirements include receiving work assignments, updating work orders, and other functions as required. * May be required to work in confined spaces, manholes, tunnels, elevated work, extended shifts including nights, weekends, and holidays. * Considerable walking, standing, squatting, stooping, and moving of heavy materials and equipment in all weather conditions. * May be required to use of personal protective equipment (PPE) while performing duties. * May be required to pass a physical examination. * May be exposed to loud noise, high dust and allergen levels. * May be required to lift up to 50lbs. Often required to twist, grasp, push, pull and bend. * May be required to operate forklifts, personnel lifts and cranes. Operate job related equipment. * May be required to perform elevated work. Occasional work from ladders and/or scaffolds. * May require tuberculosis screening and occasional use of a respirator. * May drive University vehicles.
