This is required. * Deep knowledge of how properties market and lease units: occupancy, leased vs. occupied, concessions, unit mix, lease-ups, and the operator behaviors that distort them. * Hands-on experience building new analytics tools or workflows with AI coding tools like Claude Code or Codex. * Proven experience using data to answer hard questions and drive decisions. * A strong quantitative lean and a real desire to grow into a technical role. * Self-starter who can own a problem end to end in a remote environment. Nice to Have * Working knowledge of SQL, Python, or similar. * Familiarity with the multifamily data ecosystem: PMSes (Yardi, RealPage, Entrata, ResMan), CRMs (Knock, Funnel, EliseAI), and market data platforms (CoStar, Yardi Matrix, RealPage Market Analytics). * Exposure to data matching, deduplication, or anomaly detection problems. ## Description We're hiring a multifamily domain expert to improve the accuracy of the data behind ApartmentIQ's market surveys, revenue management, market analytics, and AI agents. Your first focus will be occupancy: understanding where our estimates diverge from operator-reported results and developing ways to close those gaps. You'll combine knowledge of how properties market and lease apartments with hands-on analysis and AI-assisted prototyping. You'll investigate messy data, test explanations, validate improvements, and partner with engineering to bring them into production. This role is designed for someone in multifamily acquisitions, asset management, or operations who has a strong analytical foundation and wants to build deeper technical skills. What You'll Work On * Occupancy. Find where our occupancy reads miss, including properties that hide available units, and improve how we estimate true availability. * Unit mix. Estimate the share of units by bedroom group, which depends on deduplicating and matching units across sources. * Leases signed. Better separate true leases from delistings and data gaps when a unit stops being listed. * Source selection. Decide which data source is most accurate for each attribute. * Anomaly detection. Catch bad data and unusual operator behavior before it reaches customers. Responsibilities * Improve the logic and systems that turn raw multifamily data into the metrics our customers see. * Benchmark our outputs against real operator data, diagnose where and why they miss, and design the fix. * Prototype new analytics and data logic with AI coding tools like Claude Code or Codex. * Partner with engineering to get your work deployed and monitored in production. * Bring multifamily judgment to spot operator behaviors and data artifacts a generalist would miss. * Share findings clearly with product, engineering, and leadership.
