Job description
We're currently seeking a VP of Revenue Management to join our team located in or near Tampa, FL. The Vice President of Revenue Management is a strategic and analytical leader responsible for optimizing total portfolio revenue performance. This role integrates pricing strategy, ancillary income, and renewal and retention economics into a single, data-driven strategy that maximizes net effective rent and NOI while managing risk and supporting long-term asset value, partnering closely with Marketing on demand generation and with Technology on revenue-adjacent systems. The VP translates portfolio-level data into actionable strategy for operations, marketing, and asset management, and serves as a key analytical voice to Senior Leadership.
Strategic Revenue Optimization
- Own and continuously evolve the enterprise revenue management strategy across pricing, ancillary income, renewals, and concessions to optimize total portfolio revenue, not just unit rent
- Analyze supply, demand, market, and competitive data to identify revenue opportunities and risks across markets, and translate findings into pricing and positioning strategy
- Partner with Asset Management to align revenue strategy with underwriting assumptions, budget targets, and asset-level business plans
- Evaluate ancillary income programs (fees, amenities, utility billing, etc.) for growth opportunities and portfolio-wide standardization
- Assess the interaction between concessions, renewal offers, and lead-to-lease conversion to ensure pricing decisions optimize revenue rather than a single metric in isolation
- Develop and monitor leading indicators (exposure, occupancy trends, lease expiration risk, conversion rates) to proactively adjust strategy ahead of performance impact
Data, Analytics & Reporting
- Build and maintain advanced reporting and modeling (e.g., Power BI, Excel-based models) to monitor pricing performance, exposure, retention, and revenue risk at the property, regional, and portfolio level
- Conduct root-cause analysis on performance deviations (e.g., conversion rate changes, retention softness, concession trends) and translate findings into recommended action
- Continuously improve reporting processes and data infrastructure for internal stakeholders, including Senior Leadership
- Ensure data integrity and consistency across systems (e.g., revenue management software, BI tools) used to evaluate performance
Technology & Systems Partnership
- Own the strategy, optimization, and evaluation of the Revenue Management System (RMS) and related pricing software
- Provide input on emerging revenue and pricing technology (including AI-enabled tools), assessing potential impact on pricing strategy and revenue performance
- Support technology transitions affecting revenue, pricing, or leasing operations in partnership with Technology and Operations
- Partner with technology, marketing, and centralized operations teams to ensure pricing strategy is reflected accurately across leasing, marketing, and resident-facing systems
Cross-Functional Leadership & Communication
- Conduct regular pricing and performance reviews with communities and Regional Managers, evaluating rent recommendations, compliance, and configuration
- Communicate revenue strategy, market conditions, and pricing decisions clearly to Operations, Marketing, Asset Management, and community teams
- Complete setup and strategy calls with Asset Management and Operations to align on goals for new and existing communities
- Serve as a strategic partner to Marketing and Operations on initiatives that affect the full lead-to-lease and renewal lifecycle
- Prepare and deliver clear, data-supported materials for Senior Leadership
Team Development & Best Practices
- Lead training on revenue management strategy, tools, and best practices for new communities, employees, and Regional Managers, both on-site and online
- Track trends, errors, and achievements across the portfolio to drive continuous improvement
- Work with property management teams to instill and maintain revenue management best practices
Requirements
- Bachelor's degree in Business, Finance, Real Estate, Analytics, or related field required; advanced degree a plus
- 5+ years of progressive experience in revenue management, pricing strategy, or real estate analytics, ideally within multifamily or another asset-intensive industry
- Demonstrated experience with a Revenue Management System (e.g., LRO/RealPage, Yieldstar, REBA) and pricing/BI tools (e.g., Power BI, advanced Excel)
- Strong quantitative and analytical skills, with the ability to translate complex data into clear strategic recommendations
- Experience building executive-level reporting and communicating analytical findings to Senior Leadership
- Proven ability to lead cross-functional initiatives across Operations, Marketing, Asset Management, and Technology
- Excellent communication, organization, and training skills
- Passion for optimizing revenue performance holistically and developing teams
- Approximately 20% travel within the U.S.
