This role ensures operational excellence by managing workflows, monitoring performance, auditing maintenance execution, owning RFC and MOP coordination, leading customer engagement, and driving compliance across site activities.

This position does not perform hands-on maintenance, equipment operation, or physical troubleshooting. All operational execution, including equipment manipulation or state changes, is performed by designated Operations Engineering personnel.

This role is designated for CHI & NYM sites only.

  • Maintain ownership of site operational status, including impaired equipment, active incidents, and ongoing work activities.
  • Own internal and customer-facing communications cadence to ensure consistent, timely communication.
  • Ensure visibility into daily site activity (e.g., vendor presence, scheduled maintenance) and confirm required notifications have been distributed.
  • Review system dashboards (BMS/EPMS, monitoring platforms) to identify trends or anomalies; drive follow-up actions with responsible teams.
  • Own resolution of open customer and internal service requests, ensuring progress and communication cadence.
  • Lead interior and exterior building assessments (visual only) and direct Operations Engineering to execute corrective action.

Performance Monitoring & Compliance (Weekly)

  • Own tracking of planned maintenance and repair completion against established schedules and standards.
  • Own the PM audit program (e.g., JLL quarterly chiller PM); confirm thresholds and drive remediation when gaps are identified.
  • Own work documentation quality at the site; drive correction with responsible teams.
  • Review operational logs, reports, and documentation to ensure quality, accountability, and adherence to expectations.
  • Drive coordination with planning, scheduling, and site leadership to execute against the annual maintenance plan.
  • Own the site risk register; escalate to Chief Engineer and leadership.

Audit, Reporting & Data Integrity (Monthly)

  • Own administrative audits of systems, records, and asset data to ensure accuracy and completeness.
  • Own inventory reconciliation in coordination with operational teams; ensure documentation reflects current state.
  • Own site performance metrics and KPI narrative; surface trends, gaps, and opportunities to leadership.
  • Own regulatory, environmental, and operational documentation completeness and compliance.
  • Lead site inspection readiness; coordinate reviews and represent the site in findings discussions.

Governance & Documentation (Quarterly & Ongoing)

  • Own oversight of operational procedures and documentation (EOPs, SOPs, MOPs); ensure accuracy, version control, and accessibility.
  • Own audit readiness; organize and provide required documentation for internal and external reviews.
  • Own review of site drawings, escalation processes, and supporting materials for accuracy and alignment with operational standards.

Cross-Functional Coordination & Communication

  • Lead site coordination during incidents, maintenance activities, and procedural execution; own status updates to stakeholders and allow technical teams to remain focused on execution.
  • Own RFC and MOP coordination with Operations Engineering and vendors, including leading MOP walks prior to execution for scheduled and project work (e.g., chiller replacement, sound wall, landscape).
  • Own customer engagement cadence, including 52-week planner reviews and MBR / QBR delivery for the site.
  • Represent the site in change management and review forums (e.g., CAB, TPRM).

Planning & Readiness Support

  • Own seasonal readiness activities and confirm completion in accordance with approved procedures.
  • Lead pre-event and holiday readiness planning through coordination and verification activities.
  • Own compliance with regulatory and safety requirements; drive timely closure of any identified gaps.
  • Lead alignment with internal teams (Operations, Service Delivery, EHS, vendors) for visibility and compliance.

Requirements

  • 7 to 10+ years of relevant experience in data center or building engineering, with demonstrated expertise at the master level.
  • Proven ability to lead operational activities, manage vendor relationships, and support team development.

Required Skills

  • Advanced PC skills including word processing, spreadsheet, and operational reporting tools.
  • Ability to learn quickly and develop new product skills independently.
  • Ability to lead multiple projects and shifting workloads in a fast-paced environment.
  • Willingness to adjust hours as required by the business to include being onsite for extended hours during emergency situations.
  • Strong organizational and coordination skills.
  • High attention to detail in documentation and compliance tracking.
  • Ability to synthesize operational data into actionable insights and recommendations for leadership.
  • Effective communication across technical and non-technical stakeholders, including customers.
  • Proactive in identifying gaps and driving follow-up actions to closure through appropriate teams.

Preferred

  • Advanced working knowledge of Work Order Control procedures and Computerized Maintenance Management Systems (CMMS).
  • Demonstrated experience managing subcontractor and vendor contracts, scope, and performance.
  • Demonstrated experience owning key performance indicators in partnership with the Assistant or Chief Engineer.

  • Demonstrated experience presenting to customers, including planner reviews and MBR / QBR.
