Job description

The Storage Consultant facilitates sales, daily operations, and assists in the revenue growth of the self-storage facility., Sales

  • Greet customers warmly and assist them with storage unit rentals, payments, and inquiries using POS (Point of Sale) systems. Ensure phone etiquette standards are upheld when interacting with customers over the phone or in person.
  • Ability to convert phone and walk-in leads into rentals - Understand your site's features and conduct product demonstrations of storage units, accessories, or related services to enhance customer understanding and satisfaction.
  • Provide excellent customer service by addressing questions about storage options, pricing, and policies with clear communication and professionalism.
  • Execute lease agreement accurately - Clearly explain the lease, Protection Plan/insurance, and other policies and rules to new customers.
  • Know your competition. What do you have to offer that your competition doesn't? What do reviews say about them? What specials are they offering?
  • Manage merchandising and stocking of supplies, ensuring the sales area is organized and inviting.

Operations

  • Understand and conduct opening and closing procedures including walk-thru, overlocks, lock walks, vacants, daily reports, posting payments, balance petty cash daily, and make daily deposits.
  • Maintain accurate customer records, including the lease, Protection Plan/insurance, change of address, notes, rental increases, letters or receipts
  • Maintain accurate cash handling procedures, including cashiering duties and basic retail math for transactions.
  • Process daily invoices, collection notices and make collection calls according to the procedures outlined for you site.
  • Process late notices, pre-lien, liens and auctions according to state laws.
  • Resolve customer issues in a timely manner; know when to take an issue to the next level.
  • Answer emails and return phone calls in a timely manner.
  • Regularly conduct physical audits of the property taking note of maintenance issues such as painting, burned out lights, spills and similar needs.
  • Communicate effectively with vendors on site for pest control, landscaping and repairs.
  • Keep adequate supply of merchandise, forms, cleaning products and other supplies.
  • Perform light maintenance, clean office, restroom(s), vacant units, golf cart, hallways and property on a daily basis.
  • Monitor security cameras, alarms and understand next steps for handling alarm situations.
  • Responsible for making sure your site meets or exceeds cleanliness standards.
  • Be prepared to activate any emergency procedures if necessary.
  • Compile month-end reports or other site reports as requested.

Revenue Management & Growth

  • Understand when and how to use push rates.
  • Manage how move-in specials and discounts are used.
  • Send rental increase notices out in a timely manner.

  • Minimum of 1 year customer service.
  • Clear and effective communication skills in English, both written and oral, combined with excellent phone etiquette will enable you to connect confidently with clients.
  • Excellent customer service skills.
  • Ability to work effectively on your own or as part of a team.
  • Punctuality and integrity.
  • Ability to multi-task; dealing frequently with both tasks and customers.
  • Proficient skills in Microsoft Suite (Excel, Word, Outlook) or Google Workspace (Docs, Sheets) and other email programs; the ability to quickly learn storage and related industry software programs.
  • Basic math skills, to include the ability to add, subtract, multiply, divide and use decimals and percentages.
  • Ability to understand legalities of lease information and to follow self-storage lien laws and company policies and procedures.
  • Self motivated with a positive attitude and the desire to take pride in your work.
  • Willingness to follow directions, work within rules and accept constructive criticism.
  • Know how to use common sense and reason with customers and at the site.
  • Must have valid driver's license, your own reliable transportation and automobile insurance.
  • Successful completion of drug screening and background check.
  • Ability to operate golf cart and motor vehicle., * Previous experience in a retail setting; familiarity with POS systems, cashiering procedures, and retail math will help you succeed in this role.
  • Supervising experience is a plus, especially in managing team members or leading small groups.
  • Bilingual skills are advantageous for serving a diverse customer base effectively.

Work Environment

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. The employee will generally split time between an office environment and outside work tasks. These outside tasks may need to be performed in either extreme cold or extreme heat. The noise level in the work environment is usually moderate.

Physical Demands

Physical demands are representative of those that must be met by an employee to successfully perform the essential functions of this job.

  • Able to hear and speak clearly to answer phones and answer customer questions.
  • Ability to see. Must be able to monitor security cameras, inspect property, verify customer ID, read computer screen, inventory auction items, merchandise inventory, verify work performed by vendors. Specific abilities include depth perception, peripheral vision, close and distance vision and the ability to adjust focus.
  • Use of hands to fingers, and arms are required for many of the tasks stated in this description in addition to filing paperwork, emptying trash, use tools to perform maintenance tasks, drive the golf cart, use the computer and office equipment and open storage doors.
  • Able to squat, bend, stand for 6-8 hours per day, lift and carry items weighing 40 lbs, climb stairs, open and close roll-up doors, gates, hallway and office doors.
  • Able to walk to any point on the facility., * High school or equivalent (Required)
