Job description
As a Senior Director of Life Safety, Facilities, and Capital Projects is responsible for providing strategic leadership, operational oversight, and continuous improvement of all facilities management, life safety, and capital project initiatives. This position ensures the highest standards of safety, maintenance, and infrastructure management across all Blue Skies locations, contributing to the safety, functionality, and aesthetic quality of the community. The Senior Director is accountable for ensuring compliance with state, federal, and healthcare regulations, as well as maintaining effective emergency preparedness plans, life safety systems, and infrastructure upgrades. This role also includes oversight of all capital improvement projects, ensuring alignment with organizational goals and regulatory standards.
What you will do in this role:

Oversee maintenance and life safety systems to ensure operational compliance and safety standards are met.
- Provides oversight of capital projects, ensuring project timelines, budgets, and scope are achieved.
- Develop and implement life safety protocols, emergency response plans, and ensure compliance with regulatory standards.
- Collaborate with Chief Operations Officer and senior leaders to develop/implement strategies for infrastructure improvements.
- Oversee inspections/audits for healthcare and independent living, ensuring safety/environmental/operational standards are met.
- Provide oversight and management of external contractors and vendors related to renovation, facilities, and life safety projects.
- Develop and manage annual budgets for maintenance, life safety, and capital projects.
- Oversee the preparation of reports, documentation, and audits related to life safety and regulatory compliance.
- Ensure effective training programs for staff regarding life safety, emergency preparedness, and operational procedures.
- Respond to emergencies and lead crisis management efforts to ensure the safety and well-being of residents and employees.
- Maintain positive relationships with residents, families, vendors, and regulatory agencies.
- Support long-range infrastructure planning, asset management, and capital reinvestment strategies., * Oversees employees across all Blue Skies locations, including facilities management, life safety, and capital projects teams
- Responsible for hiring, training, supervising, and evaluating staff in accordance with company policies and applicable laws, In 1970, the first of our two campuses opened in San Antonio. Air Force Village I was followed in 1987 by Air Force Village II. For decades, our campuses created a community for officers of the armed forces - a retirement lifestyle rich with camaraderie and the shared common bond. We began by providing support to the widows of those who have served, and that legacy continues. In 2014, we expanded our eligibility to embrace a wider range of retired seniors, including those from civilian careers. With this change, a new name - Blue Skies of Texas - was added, and the campuses were renamed Blue Skies East and Blue Skies West. Continuing to offer modern residences and a range of senior-focused services and amenities, the Air Force Village legacy we cherish carries forward in Blue Skies of Texas.
Requirements
Do you have experience in Vendor relationship management?, * Oversees multi-site operations, ensuring full compliance with OSHA, NFPA, CMS, Joint Commission, and HHSC regulations
- Extensive knowledge of life safety systems, including fire protection, evacuation procedures, and emergency response protocols
- Strong expertise in capital project management, including planning, budgeting, contracting, and vendor management
- Demonstrated proficiency in regulatory compliance, particularly within healthcare and senior living environments
- Proven ability to lead and mentor cross-functional teams, fostering a culture of accountability, safety, and continuous improvement
- Strong strategic planning, process optimization, and data-driven decision-making skills
- Experience in disaster preparedness and crisis management, ensuring safe environments for residents and staff
- Ability to manage multiple capital projects simultaneously with strong project management skills, * Bachelor’s degree in Facilities Management, Engineering, Construction Management, Business Administration, or related field preferred
- Minimum of 6 years of progressive leadership experience in facilities operations, maintenance, healthcare, senior living, or related environments required
- Experience with capital projects, life safety compliance, emergency preparedness, regulatory surveys, and multi-department operations strongly preferred
Equipment and Computer Skills:
- Proficient in life safety systems (fire alarms, sprinklers, extinguishers, environmental monitoring systems)
- Skilled in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)
- Experience with safety/compliance software and facility maintenance systems (CMMS)
- Familiarity with project management tools
Certificates, Licenses, and Registrations:
- Professional certifications preferred (CHFM, FMP, CPMM)
- Relevant licenses/certifications in OSHA, HVAC, electrical, plumbing, or related fields preferred
- Strong working knowledge of NFPA, CMS, Environment of Care, and healthcare life safety standards
Work Schedule: Core work hours are 8am through 5pm., Monday through Friday. Flexibility is essential to respond to occasional needs, which may include evening, weekends, or holidays, particularly in response to inspections, weather events, building maintenance or unexpected emergencies. This position includes an assigned cell phone and laptop to ensure timely responses to urgent matters to be available as needed.
Work Location: All Blue Skies of Texas locations.
Attire/Dress Code: Business casual attire appropriate for both indoor and outdoor environments. Employees are expected to always maintain a neat and professional appearance.
