Job description

Join CBRE Energy as a technicallyminded Senior Analyst focused on data center site evaluation, powered landassessment, and energy infrastructure analysis for hyperscale, colocation, andother energy-intensive clients. The role combines rigorous technical evaluationof utility infrastructure, transmission capacity, and interconnection pathways,along with commercial problem solving of power supply challenges, to solveclient problems in a fast-moving advisory practice.

This is an entrepreneurial role ona small team with a start-up culture. You will be part of building something,helping shape the practice and scale the team’s capacity to serve a rapidlygrowing client base. Expect to wear many hats, move fast, and take ownership ofwork that spans technical analysis, client delivery, and process building.

You will interface extensively withboth internal and external stakeholders. Internally, you will partner closelywith CBRE’s Data Center Solutions broker network to support powered landtransactions, deliver rapid site diligence, and equip brokers with thetechnical narrative needed to win and execute mandates. Externally, you willengage directly with utilities, RTOs/ISOs, data center operators, developers,and landowners to source intelligence, validate assumptions, and drive dealsforward.

What You’ll Do

  • Site Evaluation & Powered Land Assessment : Lead end-to-end technical evaluation of prospective datacenter sites, including transmission line proximity and capacity, substationratings, electric service and RTO territories, fiber routes, wateravailability, and environmental constraints.
  • Utility Studies & Agreements : Read and interpret complex utility load study results andservice agreements, including credit and deposit requirements, minimum demandobligations, take-or-pay provisions, exit fees, and special contract structures.With the Managing Director, advise clients onkey commercial terms in interconnection and power supply agreements.
  • External Stakeholder Engagement : Build and maintain relationships with utility planning andeconomic development teams, RTO/ISO staff, regulators, developers, andlandowners; conduct direct outreach to obtain infrastructure information andaccelerate site qualification; represent CBRE in client meetings and sitevisits.
  • Reports & Proposals : Draft clear, persuasive reports,proposals, and client memos that translate complex technical and regulatoryfindings into decision-ready content; own the writing process from outlinethrough final delivery, ensuring polished, error-free output that reflects thequality of the practice.
  • Data Center Solutions Collaboration : Serve as a primary technical resource for CBRE’s Data CenterSolutions brokers, providing rapid site screens, responses to buyer questions,and tailored client materials.
  • Maintain, Build &Improve : Support the Managing Director in maintaining andgrowing the practice, including managing inbound requests, responding toclients and stakeholders in a timely manner, shepherding NDAs and clientagreements, organizing calls, and managing a high volume of complex,interrelated projects and documents.

Requirements

  • 4 to 8 years of experience in energy markets, utilityoperations, interconnection, data center development, or powered landtransactions.
  • Bachelor’s degree in Engineering, Energy, Economics,Business, Real Estate, or a related field.
  • Demonstrated technical capability evaluating electricinfrastructure, including transmission and substation analysis, interconnectionprocesses, and utility tariff interpretation.
  • Working knowledge of one or more major US energy markets(PJM, ERCOT, MISO, SPP, NYISO, WECC, SERC).
  • Exceptional business writing skills are essential. Therole demands clear, polished, persuasive prose for reports, proposals, andclient communications, along with the verbal communication skills to engagecredibly with senior internal and external stakeholders.
  • Commitment to organizing and maintaining completerecords for site evaluations, client proposals, agreements, and projectworkplans.
  • Entrepreneurial mindset with comfort in ambiguity,willingness to wear many hats, and self-direction to take ownership ofoutcomes.
  • A willingness to learn the business from the team and bygetting deep into the practice’s operations.
  • Advanced Microsoft Excel skills and high proficiency inPowerPoint and Word for client-ready deliverables.
  • Authorized to work in the United States without visasponsorship now or in the future.

Benefits & conditions

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Sr. Analyst position is $95,000 annually and the maximum salary for the position is $120,000 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE’s applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
