Job description
Building Automation System Technician Under general direction of the Director of Utilities and Energy Management or designated BAS lead, the Building Automation Systems Technician performs journey-level operation, preventive maintenance, troubleshooting, calibration, repair, and routine modification of building automation and DDC control systems. The Technician responds to alarms and work orders, maintains sensors and controllers, supports graphics and approved programming changes, verifies field operation, assists with commissioning, documents work in the CMMS, and participates in on-call response. The Technician works within established sequences, network standards, and system architecture and escalates enterprise database administration, major sequence redesign, central-plant optimization strategy, and complex multi-platform integration to the Building Automation Systems Specialist or designated technical authority. Under general direction of the Director of Utilities and Energy Management, the Building Automation Systems Specialist independently supports the University’s enterprise building automation environment across academic, laboratory, residential, athletic, and central utility facilities. The position performs advanced BAS programming, graphics development, database and network administration, controls troubleshooting, HVAC and central-plant sequence optimization, energy analysis, systems integration, commissioning, and technical documentation. The Specialist works across Siemens, Schneider, and other interoperable BAS technologies within approved University standards, coordinates technical work with Facilities staff and contractors, and escalates final budget, contract, personnel, policy, and institutional-standard decisions to authorized leadership Building Automation System Technician
BAS Monitoring, Troubleshooting, and Repair

Monitor BAS alarms, trends, schedules, and equipment status; respond to heating, cooling, and controls-related work orders and identify the source of common system problems.

Troubleshoot, calibrate, maintain, and repair sensors, thermostats, controllers, valves, actuators, VFD interfaces, pneumatic controls, and related BAS field devices within assigned authority.

Perform approved point, schedule, setpoint, alarm, graphics, and routine control-program adjustments using established standards and escalate major sequence or architecture changes. HVAC and Controls Support

Apply working knowledge of chillers, boilers, pumps, fans, AHUs, VAV systems, and related HVAC equipment when diagnosing BAS controlled system performance.

Assist with preventive maintenance, functional testing, and field verification of BAS-controlled equipment and coordinate mechanical or electrical repair needs with appropriate Facilities personnel.

Collect and review trend and field data to support troubleshooting and identify recurring operational issues for Specialist or supervisory review. Communications and Commissioning Support

Troubleshoot routine BACnet/IP, Modbus, Ethernet, and field-controller communication issues using established network diagrams, tools, and escalation procedures.

Assist with commissioning and functional testing of controls for renovations, replacements, and new construction and document deficiencies for correction.

Maintain accurate points lists, equipment records, field notes, and as-built or change documentation for completed technician work. CMMS, Customer Service, and On-Call
- Complete and close work orders in the CMMS, including time, materials, findings, work performed, and follow-up requirements.Â

Communicate work status and operational impacts to Facilities personnel and campus customers and coordinate access or scheduling as assigned.

Participate in the on-call program and provide early-morning, evening, weekend, emergency, or campus-closure response as required. Building Automation System Specialist Enterprise BAS Programming and Platform Administration

Program, modify, test, and document approved BAS control logic and sequences for chillers, boilers, AHUs, VAV systems, generators, and related mechanical systems.

Develop and maintain BAS graphics, dashboards, alarm logic, trends, schedules, and operator interfaces used to monitor and control campus systems.

Administer assigned BAS databases, including routine backups, restores, point and object maintenance, change documentation, and data-quality verification.

Diagnose complex BAS, HVAC, instrumentation, and controls issues using system analytics, trend data, field verification, and technical documentation. BAS Networks, Integration, and System Architecture

Configure, troubleshoot, and maintain BACnet/IP, Modbus, Ethernet, and field-controller communications within the assigned BASÂ environment and approved network standards.

Integrate approved controllers, meters, VFDs, mechanical systems, and new building systems into existing BAS infrastructure;Â coordinate network or cybersecurity dependencies with responsible University offices.

Maintain current BAS network diagrams, points lists, controller documentation, architecture records, and as-built information for assigned systems. HVAC, Central Plant, and Energy Optimization

Develop, modify, and optimize approved control sequences for chilled-water, boiler, air-handling, VAV, and associated HVAC systems to improve reliability, comfort, and energy performance.

Analyze BAS trends, alarms, utility consumption, equipment performance, and operating schedules to identify deficiencies and recommend or implement approved energy-saving and reliability improvements.

Support central utility plant controls and emergency-generator interfaces through the BAS and coordinate operational issues with Utilities and Facilities personnel. Commissioning, Projects, and Contractor Coordination

Commission BAS controls for approved new construction, renovations, upgrades, and equipment replacements; verify functional operation against drawings, sequences, specifications, and University standards.

Review controls-related submittals, drawings, sequences, and as-built information for technical completeness and identify issues for correction or escalation.

Coordinate technical troubleshooting and controls work with Facilities staff, contractors, vendors, and campus stakeholders without assuming contract-approval or vendor-selection authority. Field Support, CMMS, and Emergency Response

Maintain, troubleshoot, calibrate, repair, or coordinate repair of sensors, thermostats, controllers, valves, actuators, pneumatic/electronic controls, and related field devices within assigned expertise.

Complete work orders and document labor, materials, findings, system changes, and follow-up actions in the CMMS and other approved records.

Participate in the on-call program and provide timely response to BAS, HVAC, and controls issues affecting campus operations;Â provide technical guidance to HVAC and Facilities personnel within assigned expertise., 1. Schedule
Generally, the normal work hours for the university are Monday through Thursday, 7:30 - 5:30 pm; Friday, 8:00 am - 12:00 pm with a one-hour lunch. The individual holding this position may need to be available early morning, evening, and on weekends to meet the needs of the department. Hours worked may differ with some departments.
Requirements
- High school diploma or GED equivalency; associate degree or technical training in HVAC controls, instrumentation, electronics, building automation, or a related field may substitute for part of the experience requirement under University equivalency guidelines.
- Three (3) years of journey-level experience installing, operating, maintaining, troubleshooting, or repairing pneumatic, electronic, DDC, or building automation control systems.
- Experience troubleshooting BAS-controlled HVAC equipment and common field devices such as sensors, controllers, valves, actuators, thermostats, or VFD interfaces.
- Ability to read controls drawings, wiring diagrams, sequences of operation, technical manuals, and work instructions.

Experience using a CMMS or comparable work-order system and ability to participate in on-call or emergency response as assigned. Building Automation Systems Specialist

Associate degree in building automation, HVAC controls, instrumentation, electronics, engineering technology, information technology, or a related field; directly related BAS experience may be considered in lieu of education under University equivalency guidelines.

Five (5) years of progressively responsible experience supporting commercial, institutional, industrial, or comparable building automation and DDC control systems.

Experience with at least one enterprise BAS platform and demonstrated experience troubleshooting BAS-controlled HVAC systems and field devices.

Experience with BAS programming or sequence modification, graphics, trend/alarm analysis, and BACnet/IP, Modbus, Ethernet, or comparable controls communications.
- Experience reading and applying controls drawings, sequences of operation, specifications, schematics, and technical documentation.Â

Experience documenting work in a CMMS or comparable work-management system and ability to participate in on-call or emergency response as assigned., Building Automation System Technician
- Associate degree, apprenticeship, vocational training, technical certificate, or directly related college coursework in HVAC controls, instrumentation, electronics, building automation, or a related field.
- Five (5) or more years of journey-level BAS, controls, or HVAC automation experience.
- Experience with Siemens Desigo, Schneider EcoStruxure Building Operation, Schneider TAC INET, Niagara N4, or another enterprise BAS platform.
- Experience with BACnet/IP, Modbus, VFD integration, commissioning, and university, health care, industrial, or other multi-building facilities.

Current ISA CCST Level 1, BAS vendor, HVAC controls, or comparable directly relevant certification. Building Automation System Specialist
- Seven (7) or more years of progressively responsible BAS, DDC controls, or facilities automation experience.Â

Experience with Siemens Desigo CC and PXC controllers, Schneider EcoStruxure Building Operation, Schneider TAC INET, Niagara N4, or another enterprise BAS platform used in a large multi-building environment.

Experience with central utility plant controls, chilled-water and boiler optimization, energy management, utility analytics, metering, and VFD integration.

Experience administering BAS databases, networked controls architectures, system integrations, commissioning, and controls-related project submittals or as-built documentation.
- Experience in higher education, health care, government, data center, industrial, or another complex multi-building environment.Â

Current BAS vendor certification or controls credential, including Siemens, Schneider Electric, Niagara, ISA CCST, or comparable directly relevant certification., 1. Able to lift various materials up to 25 pounds on an occasional basis.
- Able to bend, crouch, and reach continuously.
- Physically able remain seated, frequently to continuously.
- Able to remain standing up to 15% of the time.
- Possesses dexterity abilities required to perform job duties including extensive keyboard work, operating office equipment, performing filing, and other job-related responsibilities that include extensive wrist and hand movement.
