Job description

Our Client is seeking a senior, entrepreneurial, and hands-on Development Market Lead ("DML") to lead and grow the Company's multifamily development platform throughout Washington State. The DML will serve as the lead multifamily representative for the market and will be responsible for sourcing, underwriting, structuring, entitling, executing, and delivering multifamily development projects from initial pursuit through stabilization and disposition.

The DML will work closely with the COO and will be responsible for implementing and executing development transactions, including coordinating and communicating with venture partners, consultants, municipalities, lenders, and capital partners. The successful candidate will play a critical role in expanding and institutionalizing their multifamily platform throughout the region.

Primary responsibilities and duties include:

  • Identify, originate, execute, lead, and manage all aspects of suburban and urban multifamily development opportunities throughout Washington State.
  • Drive projects through the full development lifecycle, including sourcing, underwriting, due diligence, entitlements, capitalization, design coordination, construction oversight, stabilization, and disposition.
  • Identify and pursue both on-market and off-market acquisition and development opportunities.
  • Develop, manage, nurture, and collaborate with landowners, brokers, lenders, equity partners, and other deal source networks.
  • Lead financial underwriting, market analysis, budgeting, and preparation of investment committee materials for new development pursuits.
  • Manage and maintain a pipeline of land and development opportunities for future multifamily projects.
  • Coordinate and manage due diligence efforts, including environmental, geotechnical, legal, design, utility, and municipal review.
  • Maintain productive relationships with architects, attorneys, engineers, government officials, contractors, consultants, vendors, and community partners to originate and execute multifamily projects.
  • Oversee entitlement and permitting efforts while coordinating with municipalities, land use attorneys, architects, engineers, and consultants.
  • Work closely with internal construction leadership to oversee project execution, including budgeting, scheduling, procurement, and value engineering.
  • Monitor project budgets, schedules, and overall business plans to ensure projects are delivered on time and within budget.
  • Monitor market trends, zoning activity, competing developments, construction pricing, and emerging submarkets throughout Washington State.
  • Prepare and present project updates, investment recommendations, and strategic initiatives to executive leadership.
  • Assist in building and mentoring future development and project management talent as the multifamily platform continues to grow.

Requirements

  • 10+ years of multifamily real estate development experience with significant exposure to acquisitions, entitlements, and full-cycle project execution.
  • Strong knowledge of and involvement in the Washington State multifamily development market, including relationships throughout the Seattle and broader Puget Sound region.
  • Proven ability to independently source and execute multifamily development opportunities from acquisition through completion in an entrepreneurial environment.
  • Bachelor's degree from an accredited institution.
  • Demonstrated ability to create and execute successful projects completed on schedule, on budget, and with high quality.
  • Strong negotiating and collaboration skills as well as sound political judgment.
  • Proficient in Microsoft Office, specifically Excel; knowledge of Procore software a plus.
  • Ability to creatively solve problems and overcome development challenges in high-barrier-to-entry markets.
  • Ability to perform detailed financial analysisand modeling.
  • Effective written and verbal communication skills with the ability to present ideas, obtain buy-in, and communicate effectively with internal and external stakeholders.
  • Ability to understand and explain economic and accounting information, prepare and manage budgets, and make sound long-term investment decisions.
  • Demonstrates resourcefulness, independence, and strong organizational skills in carrying out responsibilities and assignments.
  • Ability to work independently with minimal supervision while managing multiple projects and priorities simultaneously.
  • Makes systematic use of organizational systems and processes and takes an organized, logical approach to problem solving and decision making.
  • Regularly exercises independent judgment and decision-making to resolve day-to-day operational issues.
  • Entrepreneurial mindset with a proactive and execution-oriented approach.
