Job description

The Building People, LLC, has a position open for a BAS / CBM Systems Specialist to oversee the facility operations and maintenance at NASA's Armstrong Flight Research Center (AFRC), Edwards, CA.

Requirements

  • Ten (10) years' experience with Siemen's building automation systems Insight.
  • Four (4) years' experience with Siemens Insight/Desigo.
  • Must possess a minimum of 10 years of general direct digital control (DDC) systems experience.
  • DDC experience in display creation, modification, and programming. Including Siemens basic programing from commissioning a sequence of events on new controller installations as well as use as a troubleshooting tool.
  • Knowledge and ability to tune to specific installation requirements, proportional integral (PI) and proportional integral with derivative (PID) as well as all the standard DDC control algorithms.
  • Experienced in a collaborative team with HVAC technicians to lead troubleshooting and optimization of Siemens DDC controls in an HVAC specific application with special emphasis on complex variable air volume air-handlers and multi-zoned dampers with reheat coils.
  • Experience with BACnet over Ethernet and BACnet Annex J (BACnet/IP) protocols.
  • Minimum two (2) years' experience with logic programming in the Siemens environment.
  • Thorough working knowledge and application of analog/binary inputs and outputs.
  • Ability to integrate Siemens DDC system with other products for trending in data and graphical formats such as Microsoft Office suite of products including Excel, Access, Microsoft Graph, and Power Point.
  • Ability to provide complete analysis indicating system health, control effectiveness, energy stewardship and conservation, and any indicators of impending system or component failure.
  • Must have the communication skills required to interface and coordinate with other technically qualified personnel.
  • Must work from building plans, blueprints, wiring diagrams, engineering drawings, and electrical maintenance and repair manuals.
  • Must be capable of performing physical labor including, walking, standing, lift up to 40lbs, pulling, climbing up and down ladders and agility/dexterity to perform duties assigned.
  • Must be physically capable of working in confined spaces.
  • Must possess and maintain a valid state driver's license.
