Job description

The Assistant Manager, Trades Shop (Building Automation Systems), supervises maintenance, operation, and repair activities associated with Miami University's Building Automation Systems (BAS), including HVAC controls, system integrations, energy management systems, and associated networked infrastructure.

This position is responsible for leading BAS technicians and contractors, coordinating system maintenance and upgrades, scheduling work activities, and ensuring compliance with applicable regulations, cybersecurity standards, university policies, and industry best practices to support the safe, efficient, and reliable operation of campus building systems.

Due to the continuous nature of campus operations, this position may require response to operational issues outside normal business hours., Supervision and Management

  • Oversee daily operations of BAS maintenance staff, including assigning tasks and monitoring performance.
  • Conduct regular team meetings regarding maintenance schedules, operational priorities, cybersecurity awareness, and safety procedures.
  • Assist in developing and implementing technical training programs to support staff development and system proficiency.
  • Enforce safety standards and ensure work activities are performed in a safe and compliant manner.
  • Assist in establishing BAS standards, naming conventions, graphics standards, and operational procedures.

Maintenance and System Operations

  • Plan, schedule, and coordinate maintenance, troubleshooting, repair, and upgrade activities for campus BAS infrastructure.
  • Coordinate work with contractors, vendors, and campus stakeholders as necessary.
  • Ensure BAS work complies with university standards, cybersecurity requirements, manufacturer recommendations, and applicable regulations.
  • Diagnose and troubleshoot control system issues involving HVAC equipment, field devices, communication networks, and software platforms.
  • Support integration and commissioning of new BAS installations and renovations.
  • Coordinate with campus departments to minimize operational disruptions and ensure efficient service delivery.
  • Procure materials, controls components, software, and related equipment necessary for BAS operations and maintenance.
  • Assist with hands-on BAS programming, graphics development, and controls troubleshooting as necessary.

Documentation and Reporting

  • Maintain accurate records of BAS maintenance activities, system configurations, work orders, software backups, and network documentation.
  • Prepare and submit reports related to maintenance activities, system performance, energy efficiency initiatives, and compliance requirements.
  • Utilize computerized maintenance management systems (CMMS) and BAS software platforms to track maintenance history and operational performance.
  • Maintain current system documentation including control drawings, sequences of operation, and network architecture., A criminal background check is required. All campuses are smoke- and tobacco-free campuses.

Requirements

Do you have experience in Leadership?, * Requires 18 months' training beyond high school in a skilled trade and four years of experience in that trade, or an equivalent combination of education and experience.

  • Requires a valid driver's license and the ability to be a qualified driver under the Universities MVR policy.

Required Knowledge, Skills, and Abilities:

  • Knowledge of the procedures and equipment of a particular trade
  • Supervisory skills
  • Mechanical aptitude
  • Ability to read and understand blueprints and/or mechanical diagrams, * Experience with Siemens and Delta or similar BAS platforms preferred.
  • Experience with BACnet, Modbus, or other building automation communication protocols preferred.

Preferred Knowledge, Skills, and Abilities:

  • Experience utilizing Computerized Maintenance Management Systems (CMMS) to manage work orders, preventive maintenance, and asset records. Commercial HVAC system knowledge
  • Strong knowledge of commercial HVAC systems, including air handling units, chilled water systems, hot water systems, VAV systems, and associated control sequences.
  • Building Automation System experience
  • Ability to read and interpret control drawings, wiring schematics, mechanical plans, and sequences of operation.
  • Understanding of energy management strategies and building system optimization.
  • Strong leadership, organizational, and communication skills.
  • Ability to coordinate work activities with contractors, vendors, campus departments, and maintenance staff.
