Job description
We are looking for a smart, driven, and highly organized Development Manager to join our team. This is a mid-level position ideal for candidates with 2-5 years of experience in real estate, construction, or related fields. The role will help lead and manage the full development lifecycle for industrial projects -including site viability, entitlement, design, construction, tenant improvement coordination and occupancy. Additionally, the role will assist in any and all capital expenditure projects associated with building acquisitions., Pre-Development & Due Diligence
- Prepare and manage pre-development budgets, including hard costs, soft costs, and contingency analysis for prospective acquisitions and development sites.
- Conduct construction-related due diligence on acquisition targets, including site assessments, feasibility studies, and review of existing conditions.
- Collaborate with the investment team to evaluate project economics and identify value-engineering opportunities early in the process.
- Assess entitlement risk, timeline, and cost during underwriting to support go/no-go decisions.
Design Coordination
- Manage and coordinate the design team, including civil engineers, structural engineers, MEP engineers, and architects from schematic design through construction documents.
- Review and provide comments on design documents to ensure alignment with project budget, schedule, and program requirements.
- Drive value engineering and constructability reviews throughout the design process.
- Coordinate consultant scopes, contracts, and deliverable schedules.
Entitlements & Permitting
- Lead and manage the entitlement process, including zoning applications, conditional use permits, variances, and site plan approvals.
- Coordinate with municipal agencies, planning departments, and utility providers to advance project approvals.
- Engage with legal counsel, consultants, and community stakeholders as needed to navigate the entitlement process.
- Maintain and track entitlement schedules and escalate risks proactively.
Construction Management
- Manage the general contractor bid and selection process, including scope development, RFP preparation, and bid leveling.
- Oversee construction execution from groundbreaking through substantial completion and certificate of occupancy, ensuring projects are delivered on time and within budget.
- Conduct regular site visits and owner's representative meetings to monitor progress, quality, and safety compliance.
- Review and approve pay applications, change orders, and RFIs in a timely manner.
- Maintain detailed project budgets, schedules, and monthly reporting for ownership.
- Manage close-out documentation, warranties, and punch lists.
Capital Expenditures & Tenant Improvements
- Oversee capital expenditure projects across the existing portfolio, including roof replacements, parking lot improvements, dock door upgrades, and building system replacements.
- Manage tenant improvement construction for new and renewing tenants, coordinating with the leasing team to meet landlord delivery obligations and tenant timelines.
- Solicit competitive bids, engage contractors, and manage TI and capex projects from scope definition through completion.
- Track all capex and TI budgets and provide regular reporting to the asset management and finance teams.
Requirements
- Experience in construction management, development management, or a related owner's representative role, with a focus on industrial, logistics, or commercial real estate.
- Strong understanding of construction means and methods, cost estimating, scheduling, and contract administration.
- Proficiency with project management tools and software (e.g., Procore, Bluebeam, Microsoft Project, or similar).
- Excellent organizational skills and ability to manage multiple projects and workstreams simultaneously in a fast-paced, entrepreneurial environment.
- Strong written and verbal communication skills; comfortable presenting to ownership and external stakeholders.
- Preference for the following:
- Experience managing tilt-up development projects, including pre-development budgeting, design coordination, entitlements, and construction oversight.
- Familiarity with industrial building types including bulk distribution, light industrial, flex, and cold storage.
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field; equivalent experience considered.
- Understanding of municipal entitlement processes, including zoning, plan reviews, and various permitting requirements.
- Experience working at a private real estate developer, owner, or owner's representative firm.
- Existing relationships with general contractors, specialty subcontractors, and design professionals in the industrial sector.
