Job description

We’re looking for a Data & BI Analyst to join our team and turn operational and financial data into decisions leadership can act on. You’ll work closely with asset managers, property teams, and finance to build dashboards, automate reporting, and surface insights from our Yardi property management system (PMS) - with AI and automation woven into how you work, not bolted on as an afterthought.

This role begins as a 60-day paid trial engagement before conversion to a full-time position. See ā€œTest-to-Hire Termsā€ below for details., * Dashboards & Visualization: Design, build, and maintain Power BI dashboards that give property managers, asset managers, and leadership self-service access to occupancy, leasing, rent roll, delinquency, and NOI metrics. This is the top priority of the role - reporting needs to be accurate, timely, and genuinely useful, not just a static export.

  • Yardi Data Extraction: Pull, structure, and validate data from Yardi Voyager (or equivalent Yardi PMS module) - rent rolls, AR/AP, budgets, work orders, lease data - and turn it into clean, analysis-ready datasets.
  • AI-Enabled Workflows: Use AI tools (e.g., Copilot, Claude, or built-in Yardi AI features) to speed up reporting, flag anomalies, summarize portfolio performance, and reduce manual data-wrangling.
  • Reporting Automation: Build repeatable, automated reporting pipelines (Power Query, SQL, Python, or Power Automate) to replace manual spreadsheet processes and reduce turnaround time on recurring reports.
  • Stakeholder Partnership: Translate ambiguous requests from property and asset management teams into structured data questions, and communicate findings clearly to non-technical stakeholders.
  • Data Quality: Own the accuracy of the data pipeline between Yardi and your dashboards - flag inconsistencies, reconcile discrepancies, and maintain documentation of data sources and definitions.

Requirements

  • 1-3 years of experience in data analysis, BI reporting, or a related analytics role (real estate experience a plus but not required).
  • Strong, demonstrable proficiency in Power BI - DAX, Power Query, data modeling, and dashboard design.
  • Hands-on experience extracting and working with data from Yardi Voyager or a comparable property management system (MRI, RealPage, etc.).
  • Working knowledge of SQL for querying and joining data across tables/sources.
  • Comfort using AI tools to accelerate analysis and reporting work.
  • Strong Excel skills (pivot tables, lookups, basic modeling).
  • Bachelor’s degree in a quantitative, business, or real estate-related field, or equivalent practical experience., * Exposure to Power Automate or other workflow-automation tools.
  • Understanding of real estate fundamentals: NOI, occupancy, rent roll, delinquency, CAM reconciliation.
  • Familiarity with Yardi’s built-in reporting tools (Report Writer, PowerBI connectors, or Yardi Data Connect).
  • Experience building or consuming AI-driven BI tools (Copilot for Power BI, Yardi’s AI features, etc.).

Test-to-Hire Terms

Trial Period

60 calendar days from start date, engaged as a full-time (40 hrs/week) W2 or 1099 contractor - arrangement to be finalized based on candidate preference and applicable state rules.

Trial Compensation

$42-$52/hour, paid on a standard bi-weekly or weekly invoicing cycle depending on engagement type. Rate is set based on the candidate’s demonstrated Power BI, Yardi, and SQL experience at the offer stage.

Evaluation Criteria

  • Delivers at least one production-ready Power BI dashboard from Yardi source data within the first 30 days.
  • Demonstrates independent judgment in reconciling data discrepancies and flagging data-quality issues.
  • Effectively uses AI tools to accelerate reporting or analysis tasks.
  • Communicates clearly with property/asset management stakeholders without heavy oversight.
  • Reliability, ownership, and cultural fit with the team.

Data Access & Confidentiality

Given access to live financial and tenant data in Yardi during the trial, the contractor will be required to sign a standard confidentiality/data-handling agreement prior to receiving system credentials.
