Job description

Property Services Division, Custom & Small Projects Manager: The purpose of this role is to deliver luxury residential custom builds valued up to $5 Million. High level interpersonal skills are required for internal and external communication. Precise management of the project schedule, quality and financials. Problem resolution to be completed by leveraging a network of subcontractors, suppliers and industry professionals., The Project Manager’s role is one of leadership, negotiation, and facilitation on projects

  • Ability to lead a collaborative effort to execute various luxury residential project scopes

  • Depending on the project, property and challenges the project manager may be responsible for various scopes of work including: Diagnosis and resolution of complex building issues, adherence to schedule and evolution of scopes of work

  • Management & Reporting of project financials

  • Daily client and design professional interaction. High level communication with internal Seadar staff and associated vendors

Reporting Relationships

This role will work under the direct guidance of a department’s Sr. Project Manager., · Provide timely and meaningful feedback for assigned support staff.

· Provide delegation by using effective communication and ongoing support as work is implemented.

· Inspire, educate and coach support staff to deliver superior client service.

· Actively participate in meetings and company-wide initiatives to support to further company goals.

Relationship Management: Develop critical relationships.

· Build and strengthen rapport with clients at an appropriate level while reinforcing Sea-Dar’s commitment to continuously addressing their needs and interests.

· Work collaboratively with outside parties (I.e. the design team, etc.) to accomplish client goals.

· Demonstrate effective relationship building within the project team and throughout Sea-Dar. Keep team members informed and active in decision-making.

· Promote positive subcontractor relations by dealing professionally and fairly with all subcontractors and vendors instilling this philosophy in project team at all times.

Requirements

· Superior time management and organizational skills

· Exhibits judgement to know when to appropriately escalate issues up the chain of command.

· Excellent problem-solving skills and the ability to act confidently and decisively.

· A strong sense of urgency and initiative, and the ability to quickly study and react to complex issues and resolve conflict effectively in a firm but fair manner.

· Desired knowledge in the technical fields of HVAC, electrical, plumbing, carpentry, drywall assemblies, high end finishes, millwork, appliances and exterior envelope.

· Ensure that policies and procedures as well as safety and compliance expectations are met.

· Ability to write and execute client and vendor contracts

· Attention to detail.

· Strong adherence to ethical standards including, but not limited to, the ability to maintain confidentiality and maintain fiduciary responsibility.

· Exceptional documentation of project schedule, submittal logs and O&Ms

· Capable of dealing with ambiguity and tight work oversight.

People Development: Drive and promote growth and development., · Technical Knowledge & Experience - These are preferred but not required.

o A Bachelor’s degree in a construction related field AND/OR

o Five or more years of construction and maintenance experience.

o Strong computer and mobile application knowledge.

§ Direct experience using Microsoft office, excel and word.

§ Experience with construction related software and applications preferable.

o Basic ability to read and interpret construction documents. Plans, safety rules, operating and maintenance manuals and procedure manuals.

o A current Construction Supervisor’s license is preferable.

o Knowledge of safety guidelines and practices (30-hour OSHA requirement)

o Valid driver’s license.
