Job description

The Estimator supports the development of project estimates from conceptual design through GMP for the 500MW data center. This role is responsible for preparing accurate quantity takeoffs, developing detailed cost estimates, analyzing subcontractor pricing, and supporting the preconstruction team throughout design and procurement. The Estimator helps establish the project’s financial baseline through detailed analysis, market knowledge, and collaboration with project stakeholders.

This is a technical role requiring strong analytical skills, attention to detail, and knowledge of commercial construction costs. The Estimator develops estimates from evolving design information, refines pricing as the project progresses, and supports subcontractor procurement by evaluating bids and identifying cost-saving opportunities. The position works closely with the Preconstruction Manager, Project Executive, and project team to ensure accurate and competitive pricing., * Prepare conceptual, schematic, design development, and GMP-level estimates from owner program requirements and design documents.

  • Perform detailed quantity takeoffs for major scopes including civil, concrete, structural steel, architectural, MEP, and low-voltage systems.
  • Develop and apply unit pricing using current market conditions and regional labor and material costs for the Tulsa/Oklahoma market.
  • Assist in estimate reviews with the Preconstruction Manager and Project Executive.
  • Prepare bid comparison and bid leveling analyses during subcontractor procurement.
  • Evaluate value engineering opportunities and provide cost comparisons for design alternatives.
  • Maintain project estimate files and contribute to historical cost databases for future pursuits.
  • Coordinate with the BIM/VDC team to utilize model-based quantity takeoffs where available.
  • Prepare estimate narratives, clarifications, assumptions, and supporting documentation for internal and owner presentations.
  • Review subcontractor proposals during buyout to identify scope gaps, exclusions, and pricing anomalies.
  • Coordinate with the Project Controls Manager to align estimate cost codes with the project Work Breakdown Structure (WBS).
  • Support the Project Manager by preparing pricing for owner-requested changes and potential change orders during construction.

Requirements

  • 5+ years of construction estimating experience on commercial, industrial and mission-critical projects.
  • Experience preparing estimates for ground-up commercial or industrial construction projects.
  • Proficiency with estimating software such as Sage Estimating, ProEst, OST, Bluebeam, or similar platforms.
  • Strong understanding of construction methods, quantity takeoffs, and cost drivers across civil, structural, architectural, and MEP scopes.
  • Proficiency with Microsoft Excel and other construction preconstruction software., * Experience estimating data centers, mission-critical facilities, or hyperscale projects.
  • Familiarity with BIM-based quantity extraction and model-based estimating.
  • AACE Certified Estimating Professional (CEP), Certified Professional Estimator (CPE), or equivalent certification.
  • Knowledge of subcontractor procurement and bid leveling processes.
