Job description

You’ll be the person who takes a deal from “we’re looking at it” to “shovels are ready.” That means two things: running the numbers to decide if a deal makes sense, then executing everything required to get it permitted and ready to build.

Run the Numbers (Phase I)

  • Build development proformas in Google Sheets for every deal we evaluate
  • Hit our underwriting benchmarks on every deal - net margin 15%, ROI 20%
  • Pull 3-5 comparable sales per deal to support your ARV assumptions
  • Run sensitivity analysis to stress-test pricing, cost, and timeline assumptions
  • Get written approval from ECG leadership before any deal moves forward

Do the Due Diligence

  • Research every parcel - zoning, overlays, floodzone, setbacks, density limits
  • Check permit history through municipal ePermits portals and flag anything open or irregular
  • Email zoning, planning, stormwater, and utility departments for every deal and document every response
  • Catch entitlement issues before they become expensive surprises

Run Permitting (Phase II)

  • Own the permit process from pre-application to final approval
  • Coordinate weekly with our permit expediting firm (MIP)
  • Manage the review comment cycle with architects and engineers until everything is resolved
  • Track all permit status in our MIP Tracker and Monday.com boards

Manage Vendors

  • Solicit formal proposals from architects and civil/structural engineers for every Phase II deal
  • Present proposals to leadership, document selection, execute agreements
  • Run kickoff meetings, monitor timelines, and escalate problems immediately - not eventually

Keep the Systems Running

  • Own our Monday.com deal pipeline and permit tracking boards across all markets
  • Keep Google Drive deal folders current - proformas, permits, proposals, agreements, everything
  • Send weekly permit updates to leadership and flag anything off track

Requirements

You need:

  • 3+ years in real estate development, acquisitions, or a closely related role
  • Ability to build a proforma from scratch and defend it in a room
  • Experience with municipal permitting in at least one of our markets
  • Advanced Google Sheets or Excel skills - you should be comfortable with financial modeling
  • Experience managing multiple vendors simultaneously
  • Strong written communication - you’ll be emailing municipalities, vendors, and leadership constantly
  • Disciplined documentation habits - version control, folder structure, status tracking are non-negotiable, * Nashville permitting experience (Metro Codes, hub.nashville.gov)
  • Knoxville permitting experience (Knox County KGIS, Accela)
  • Monday.com power user - automations, mirror columns, cross-board syncing
  • Experience with RealTracs MLS or Landvision for comp research
  • Knowledge of construction loan structures (LTC, draw schedules, interest reserves)
  • Exposure to HPR, UDO overlays, or infill entitlement issues in Nashville
  • Bachelor’s degree in Real Estate, Finance, Urban Planning, or Construction Management
