Job description

IMAQ Resources, LLC is seeking an On-Site Computerized Maintenance Management Systems (CMMS) Administrator. This is a direct report to the MIRSC Project Manager. The On-Site CMMS Administrator is responsible for the development, implementation, integration, and management of information systems and associated tools to support facility operations, preventive maintenance, and repair services for buildings, structures and building equipment managed under the auspices of the Facility Operations and Maintenance Services contract. This position provides the critical data needed to track key performance indicators and analyze team performance, comparing against targets and benchmarks., * Provides workflow development and configuration and routinely monitors data transfer from and to the CMMS and other core business systems.

  • Work with CMMS programmers to implement system updates. Set levels of access and develop an information security strategy for the system. Acts as point of contact for day-to-day operations of the CMMS. Provides support to users for applicable problems and solutions. Serves as Access Control Officer for the CMMS system.
  • Sets up and assists in designing CMMS reports. Maintains a reporting tool for monthly key performance indicators (scorecard reporting) and conducts analysis against targets and benchmarks. Prepares reports for submittal to customer and Corporate officers.
  • Develops incident tracking and reports.
  • Coordinates the input of personnel information into CMMS system. When required, develops common maintenance task descriptions and completion intervals in order to make them uniform throughout the facility and adhere to equipment PM and warranty requirements.
  • Sets up and provides instructions for subcontractor weekly time input for work orders/projects.
  • Provides scheduled updates and changes to preventive maintenance tasks and scheduled events.
  • Enters all purchase orders into CMMS that are associated with a work request, capturing all data for audit and reporting purposes.
  • Maintains the vendor/subcontractor database.
  • Develops and keeps updated an administrative continuity book with instructions/directions and procedures for all major duties.
  • Verifies costs centers, work order numbers and other cost components are accurately updated
  • Interfaces with team leads/supervisors on status of requests and/or assist with the process of inputting work requests.
  • Manage work orders and tasks required by the contract.
  • Assists with property control administration to include project and government assigned assets.
  • Demonstrates excellence in customer service both internally and externally.
  • Confers with project personnel to provide technical advice and to resolve problems.
  • Promotes a team environment.
  • Provides clear direction and expectations.

Requirements

  • Three years of experience in CMMS administration including complex queries, user permissions, data management and transfers and report development.
  • Demonstrated knowledge of standard mechanical and electrical terminology and practices.
  • Experience preparing reports, procedures, and documentation.
  • Ability to organize and track documentation for timely work completion.
  • Ability to communicate orally and in writing, and to effectively present information to top management, public groups, and / or boards of directors.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Knowledge of Microsoft Word, Microsoft Excel, Power Point, and various other computer programs including email and websites programs.
  • Must successfully pass a background check
  • Ability to work independently as well as in a team environment; perform under stressful conditions and train others.
  • Ability to maintain confidentiality.

Preferred Education and Experience

  • Associates degree in business, management, or a technical field preferred or equivalent experience.
  • Two years professional contract experience preferred.
