Job description

Intercoastal Mortgage, LLC is seeking a detail-oriented Disclosure Desk Specialist I to join our Operations team. This position is responsible for preparing and issuing accurate and timely initial loan disclosures and re-disclosures, reviewing loan information for accuracy, and helping ensure prospective loans comply with applicable federal, state, investor, and company requirements.

The Disclosure Desk Specialist works closely with Sales, Processing, Underwriting, Closing, and the Lock Desk to identify changes in circumstance and support an efficient and compliant mortgage loan process.

This position may be performed remotely or on a hybrid basis for candidates located near our Reston, Virginia headquarters., * Prepare and issue initial mortgage disclosure documents accurately and within required timeframes.

  • Review loan information entered in Encompass, including loan amounts, interest rates, taxes, insurance, and applicable fees.
  • Apply knowledge of the mortgage loan process, loan-specific guidelines, and TRID requirements when reviewing files.
  • Monitor daily reports to confirm that required disclosures have been completed on time.
  • Review loan files to determine whether re-disclosure is required following changes to the loan.
  • Work with Sales, Processing, Underwriting, Closing, and the Lock Desk to identify and document the cause of a Change in Circumstance.
  • Prepare and issue appropriate re-disclosure documents in accordance with regulatory and company deadlines.
  • Communicate with production and operations teams when corrections, modifications, or additional information are needed.
  • Maintain current knowledge of TRID, RESPA, investor, and company disclosure requirements.
  • Maintain accurate records and assist with audit, quality-control, and compliance reviews.
  • Provide responsive and professional service to internal teams, borrowers, and investors.
  • Perform other related duties as assigned.

Requirements

  • High school diploma or equivalent.
  • At least one year of experience working on a mortgage disclosure desk or in a similar mortgage operations position.
  • Working knowledge of TRID and RESPA disclosure requirements.
  • Functional knowledge of Conventional and FHA loan guidelines and documentation requirements.
  • Proficiency with Encompass and Microsoft Office applications, including Excel.
  • Strong attention to detail and commitment to accuracy.
  • Excellent written and verbal communication skills.
  • Strong customer-service, analytical, organizational, and problem-solving skills.
  • Ability to manage multiple assignments, prioritize competing deadlines, and work effectively in a fast-paced environment.
  • Ability to work independently with limited supervision while collaborating effectively across departments.
  • Ability to handle confidential borrower and loan information with discretion., * Experience with VA or non-prime mortgage products.
  • Additional coursework or training in mortgage lending or related financial products.
  • Previous experience working directly with borrowers, internal production teams, or investors.

Physical Requirements

  • Ability to remain in a stationary position and work at a computer for extended periods.
  • Frequent use of a computer, keyboard, mouse, telephone, and other standard office equipment.
  • Ability to review detailed electronic and printed loan information.
  • Ability to communicate effectively by telephone, email, video conference, and in person.
  • Ability to occasionally move or transport office materials weighing up to 20 pounds.
  • Ability to perform the essential functions of the position with or without reasonable accommodation.
