Job description
To provide a safe, clean, and well-maintained environment throughout the student accommodation during night hours (8pm-8am). The role combines elements of cleaning, basic maintenance, and emergency response to ensure the safety, comfort, and wellbeing of residents overnight. The Janitor supports fire alarm activations, responds to urgent issues, and maintains a visible, reassuring presence across the site.
Key Objectives
· Respond promptly to emergency incidents including fire alarm activations, leaks, power issues, and urgent safety concerns.
· Carry out night-time cleaning and housekeeping duties to maintain hygiene and presentation standards.
· Undertake basic “make-safe” maintenance tasks to minimise risk until a Multi-Skilled Engineer can attend.
· Ensure the safety and security of buildings by conducting checks, inspections, and proactive monitoring.
· Provide professional and supportive customer service to students during out-of-hours periods.
Main Duties and Responsibilities
· Act as first response for all fire alarm activations, assisting evacuation, identifying zone activations, and supporting re-set procedures.
· Attend urgent incidents such as leaks, minor floods, loss of power, and hazards, carrying out “make-safe” actions (e.g., isolating water, resetting breakers where safe, cordoning areas).
· Escalate technical or high-risk issues to the on-call Multi-Skilled Engineer or emergency services as required.
· Conduct routine night-time building checks, including plant room walk-bys (visual only), fire doors, access points, and high-risk areas.
· Maintain logs of incidents, actions taken, and any follow-up requirements.
· Respond to ad hoc cleaning requests including spills, biohazards (training provided), and reactive clean-ups.
· Replenish consumables (soap, paper, bins) during patrols.
· Ensure waste is collected, removed, and disposed of in accordance with site recycling and environmental policies.
· Carry out minor maintenance tasks such as replacing light bulbs, tightening fixtures, resetting minor faults, and basic plumbing isolation.
· Complete simple building fabric checks and immediate interventions (e.g., securing loose fittings, isolating problem areas).
· Report all technical issues outside skill level through CAFM systems, with clear notes and escalation.
· Act as a visible point of contact overnight, providing calm, supportive assistance to students.
· Respond to noise complaints or welfare concerns sensitively and in line with procedures.
· Ensure professionalism, confidentiality, and respect in all interactions.

· Maintain vigilance in identifying and reporting health and safety hazards during night patrols.
· Uphold organisational values including integrity, safety, and social responsibility.
· Represent the organisation positively through professional conduct and reliability.
· Wear the appropriate uniform and PPE at all times.

Requirements
· Experience in cleaning, caretaking, janitorial, security, or basic maintenance roles.
· Ability to respond calmly and effectively during emergencies.
· Basic understanding of health & safety and safe working practices.
· Ability to carry out minor repairs and basic “make safe” interventions.
· Good communication skills and ability to work independently overnight.
· Proficient at time management and maintaining accurate logs/records.
· Physically capable of performing manual tasks, cleaning duties, and patrols.
Desirable
· Experience within PBSA, residential, housing, FM, or hospitality environments.
· Knowledge of basic building systems (plumbing, electrical, fire safety).
· Training in first aid, fire safety, or conflict management (or willingness to undertake).
