Job description

The Building Systems Coordinator position is assigned to work in the Building Systems unit and reports to the HVAC/Controls Supervisor, Office of Facilities and Property Management. The unit consists of fourteen (14) Building Systems and HVAC employees that have the responsibility to operate and maintain the chillers and associated equipment for the State Office Buildings in the Capitol Complex area. This position assists the BST and HVAC employees with complicated matters and troubleshoots the problems. The Building Systems Coordinator assists the supervisor with the operations and serves as the Project Manager of special projects. This position is the liaison with Johnson Controls for the Building Automation Systems., * Assists the supervisor with the operations and implementation of special projects. Assists the BST and HVAC employees with troubleshooting complicated issues.

  • Serves as the administrator of the Johnson Controls Building Automation System. Assigns the passwords and maintains the system.
  • Interface with the Johnson Controls Building Automation System to gather data, study processes, and identify solutions and techniques to save energy and identify and troubleshoot complex building system problems and provide solutions to complex building heating and cooling issues.
  • Prepare and maintain the Plan Room which includes Plan files and important records and reports.
  • Assist in developing and maintaining State procurement contracts.
  • Plan, organize and direct the activities and manage the resources necessary to operate, maintain the buildings and the mechanical, electric, and plumbing systems (MEP) in the Capitol complex including the Print Plant and Cedar Crest as directed by the HVAC/Controls Supervisor.

Additional Duties:

  • Coordinate and develop complex operating schemes and programs for the system to mitigate problems associated with using energy savings measures such as temperature setback and cycling of mechanical heating and cooling systems.
  • Meet with superiors to obtain approval, information, and direction and to discuss problems relating to administration of services or program content and objectives.
  • Instruct employees in the installation, preventative maintenance and emergency repair of systems and equipment to industry standard for quality and safety. Perform the same assignments as other HVAC personnel as part of the team. Make job assignments and perform the tasks of the supervisor in the supervisor’s absence as second in charge. This requires knowledge of various occupational, building, and safety codes; knowledge of agency work codes; knowledge of various trade tools and the ability to understand and use technical drawings and schematics.
  • Inspect projects during construction and upon completion to ensure compliance with contract plans and specifications and to resolve technical difficulties.
  • Assist OFPM staff with the more complex building system issues regarding building environment. Act as liaison between building maintenance departments and office/managerial staff.

Requirements

  • Familiarity with workorder management systems. Knowledge and experience with TMA Systems is a plus.
  • Ability to use or learn Microsoft Office, Word, Excel and Outlook.
  • Vendor management: Ability to identify maintenance and supply vendors.
  • Assist with contracts and purchase agreements.
  • Experience performing maintenance and repair of mechanical systems.

Licenses & Certifications:

  • Valid Driver’s License
