Job description

We're seeking a dynamic and experienced Team Leader - Home Condition to lead a dedicated team of surveyors in delivering high-quality property assessments that inform our asset investment strategy and drive our energy efficiency objectives.

As a key member of the Asset Management Directorate, you will play a pivotal role in ensuring that our property data is accurate, reliable, and compliant with sustainability and regulatory standards. The Team Leader - Home Condition Role consists of:

  • Lead and inspire a team of Property Condition Surveyors and Domestic Energy Assessors, fostering excellence and accountability.
  • Oversee the delivery of comprehensive stock condition surveys in line with the Decent Homes Standard and Housing Health and Safety Rating System (HHSRS).
  • Collaborate with strategic managers to plan, coordinate, and deliver effective survey programmes.
  • Ensure data quality and integrity through robust training, spot checks, benchmarking, and validation processes.
  • Collect, analyse, and interpret energy efficiency data to support accurate SAP rating calculations and sustainability reporting.
  • Monitor and report on survey performance, access rates, and completion targets.
  • Validate planned repair proposals and ensure all associated property data is accurately maintained and updated.
  • Champion outstanding customer service, working closely with Neighbourhood teams to address resident needs and maintain high satisfaction levels., This is a Permanent, full time role, working a 37 hour week over 5 days. The role requires a satisfactory Basic DBS check.

Requirements

  • Proven building surveying and construction management expertise, with extensive experience in conducting comprehensive property surveys at a similar level within a Registered Social Landlord (RSL) or comparable organisation.
  • Demonstrated experience in the line management and leadership of technical or surveying teams, fostering collaboration and performance improvement.
  • In-depth understanding of the Decent Homes Standard and the Housing Health and Safety Rating System (HHSRS).
  • Awareness of the vital role that housing plays in achieving net zero carbon emissions by 2050, with a clear understanding of the principles and objectives of PAS 2035.
  • Working knowledge and practical understanding of stock condition databases and their use in asset management and planning.
  • Proven ability to build effective relationships with key stakeholders and influencers across the organisation.
  • Comprehensive understanding of management as a component of leadership, recognising that leadership is driven by skills, behaviours, and influence rather than position or title.
  • Strong ability to motivate and guide teams towards achieving strategic and operational goals through effective planning, communication, and decision-making.
  • Sound understanding of relevant processes, regulations, and compliance requirements within the housing and property management sector.
  • Basic Asbestos Awareness certification.

DESIRABLE for the Team Leader - Home Condition position:

  • CIOB / CIH / RICS or equivalent qualification in property surveying or working towards.
  • Accredited Domestic Energy Assessor or willing to work towards.
  • Accredited PAS 2035 Retrofit Assessor or willing to work towards.
